This condo of ours, it has been a thorn in our sides for a long time. We loved living there and have made life long friends who are near and dear to our hearts. But it has been a huge money pit and nightmare! We know we were supposed to live there, when we were looking to build it we fasted and prayed and knew that is where we were supposed to be. The market then crashed about 9 months after we bought it and the value tanked about $40,000 from what we had bought it for. So we had no choice but to hang on to it and try and rent it. We had to take out extra loans our first year of school to pay the mortgage because the management company we had told us they couldn't find anyone to live in it, stopped returning our calls and eventually lost our keys. We decided to just wait and rent it out a few months later. It allowed us to let a family in need live there for about 6 weeks rent free while they figured out what to do and it gave us a place to stay while we came home for the summer after our first year in Memphis. After we left we found a new company. The same week we put it up for rent we remembered we had some tithing we hadn't paid (Andrew had finally cashed out his vacation time from when he left) and so we paid it. Within 24 hours we had a call that someone was going to rent it! They lived there a year (somehow they managed to move out and not have to pay the last months rent, another annoyance!). We then immediately found someone thanks to our awesome neighbor and she moved in right away. She was a dream tenant. She never had any problems and left our place in amazing shape. We moved back in during our last semester of school, it was nice to have a place to go! After we had Addie and Andrew had been commuting to Ogden/Morgan two or three days a week we decided to look for a new place. Prices were finally getting back to what we owed but we decided to rent it out for a year and then sell it. So we put it up and had probably 20 people look. One lady loved it and gave us all the paper work. She was supposed to come the next day and give us her deposit and her mom had a stroke, so she decided to stay with her parents to help them out. We were bummed, she would have been perfect! We finally found some people and when I saw them walking up I could have sworn she was his mom, but they were husband and wife, she is just 10 years older :). They signed and we moved out within the week. Over the last year they have turned out to be a nightmare! They started out paying rent about 10 days early each month and then it slowly came down to the last day before a late fee would be applied. We started getting calls from our friends downstairs about noise and what not. They argued all the time and were up all night just being loud! We tried to tell them to be courteous and it never seemed to work. The end of July we got another call from our neighbor and within a few minutes our tenant. They had had a confrontation and our friends were starting to feel unsafe. We told our renters they had until the end of August to be out. We talked to them a few days later and agreed to give them until the end of October so they could save enough to maybe buy something. Fast forward to September 9th. Andrew sends a text telling him rent is due and was late as of the 5th. He calls Andrew with a huge sob story about how his wife gambled all his money away and then took everything out of the safe and left him so he wouldn't be able to pay. We felt bad for him for about a second. He couldn't believe we would kick him and his daughter out onto the streets and his mom has cancer and blah blah blah. Didn't know he had a daughter he somehow managed to get custody of. Anyways so Andrew tells him he has to be out or pay. He says some not so nice things in some texts. Well we call our friends below just to give them a heads up of whats going on. Over the next few days this guy still tries to give us his sob story and how mean we are and our awesome friends manage to take some pictures of all of them leaving together, so she really didn't leave and the whole story is all made up, makes us wonder how many times they have done this! We had an awesome friend from that ward who does rentals and he agreed to help us evict them. He took the paper work over for us and taped it to the door. He sent Andrew a nasty text the next day and said they would be out by Saturday at 5, this was Thursday. We were honestly terrified to go and see what the place looked like. They weren't leaving with grace and the texts he sent Andrew were less then great! Andrew got done with work but he was later than usual and drove over to the condo about 6 and decided to drive around. While driving around the place he pulls around the corner and there they are getting out of the car and going up. Andrew was so glad he was late and wasn't in there yet, he wouldn't have wanted to see them! He waits until they leave and he immediately get a text saying the keys are under the mat and the mail key and pool key are on the counter. Well there was one key under the mat and they took the others, the pool key cost us $50 to replace, seriously annoying! He went in with our neighbor just to be safe and took pictures and video of the whole place. They left a lot of stuff, they left garbage but they didn't trash it which was a huge blessing. Andrew's family helped us clean in and my parents took a huge load to the DI and he had a huge desk we had to get rid of, someone came and got it so we wouldn't have to move it! They had probably close to 200 nails in the walls! The place isn't that big. They must have had something covering each inch of the wall! They left all these nasty rugs, they left pots of flowers on the balcony, they left the most random stuff, skateboards, shoes, decorations, lamps, etc! We threw out over 15 bags of garbage. The place was pretty clean though, I don't get it! The one annoying thing they did was they took all the batteries out of the smoke detectors so they were all chirping and they took all the light bulbs in the bathrooms except one and same with the dining room light. We have sold it now and this month we don't have to pay two mortgages! It has been a huge blessing! We have a love/hate relationship with this place but a so grateful to be done with it 8 years later!
